How does purchasing a property from your site work?

It is simple! Whether paying cash or financing, contact us through the property to pay an initial holding fee (it will be refunded, minus transaction fees, if you end up not buying it).

From there, we take over the work and will perform due diligence and put together the closing contracts. Each buyer’s situation is different, and the closing can range from 10 days to 30 days.

Are there any hidden fees when buying land from you?

No! We cover all closing costs.

Note there may be additional fees in addition to the price of the land, including financing, credit checks, and so forth. However, you will be notified of all of the fees prior to closing.

Are you a real estate agent?

No – we are real estate investors. Unlike working with an agent, there are no fees for our service.

Why are your properties so cheap?

We believe our properties to be fairly priced according to the market. However, because we are investors, we are able to get properties at below market and pass the savings on. In addition, because we are not real estate agents, there are no transaction fees and, therefore, no need to inflate prices to cover them.

Can you keep me help me look for a specific kind of property?

Our primary focus is on locating and investing in properties we feel are either under valued or can be improved to add value. We are not generally in the business of locating specific properties, which is an area a real estate agent is better suited. However, let us know where you are looking for property and we will let you know if we add any to our inventory that match your needs!

How do I know if this is a safe way to purchase property?

Land sales require the exchange of two valuable items: Cash and Land!

We protect both sides by working through some form of “escrow” where an impartial third party collects the deed from us and the money from you. Only when they have both do they give the deed to you and money to us.

To do this, we often use the same title companies that are used used for normal real estate transactions. For lower value, properties we may not use a title company, but we will still use a trusted third party to make the exchange, such as a notary agent.
